This Week in Real Estate – Volume 8

Numbers posted this past week indicate that this year’s market is down based on last year’s numbers. In more ways than just inventory. Let’s examine some of the numbers and why.

  • Listings in October this year, versus last year are down 17%. More importantly, listings for the year are down over 900 units (equal to 17%). What would have happened had we got the additional 700 listings this year?

We certainly would have seen a higher average per unit sold in Peterborough. The North and West are the economic drivers in terms of units sold and average prices. We have had 69 less listings in the North end versus 2015 year over year, at an average sales price of $296,000. We have had 112 less listings in the West end versus 2015, at an average price of $342,000. Of note, The North end has increased 8.7% (the best region for percentage increase in the City).

  • Despite the downturn in listing inventory – the number of solds has increased by 1% year over year – and or less money?

1% is certainly not enough to really make news. But, when you consider the number of solds has increased despite 17% less inventory, it really shows the desirability for people to live in Peterborough and the surrounding area.

  • The number of farms listed last year in our area was 161. This year…..38.

Last year’s number of farms sold nearly equaled the amount sold during the previous two years…so the disparity in the numbers shouldn’t be shocking when up against the greatest number that category has ever experienced. But by 2014, 2013 standards which averaged 85 farms sold per year, this year’s output is way down.

In Peterborough, many of the listings are still sailing over asking price. Last week we had the single highest percentage of solds go above asking (just over 40%). This past week, 10 of 22 houses went above asking, to create a new recorded best (45.4%).

In Peterborough County, the amount of sales over list has remained relatively steady. The over list sales are more specialized based on the commodity and less on price. This past week, 10 of the 45 sales went over asking (22.2%)
