This Week in Real Estate – Volume 9

Well, with inventory tightening up for the end of the year, numbers and projections are continuing to hold court as they have for the better part of the year. The low inventory, particularly among the $300,000 and less price points, in combination with the holding offer strategy, has really kept the demand high, sale prices high and the number of unsatisfied customer high as well!

The market is starving for listings and the ones that are on the market are going very quickly. If you are thinking at all of downsizing, take advantage of this market right now. There are still a ton of motivated buyers who are getting beat due to others holding offers. There simply is not enough on the market to satiate the demand! Those who are downsizing, particularly in the West end, your listings are in high demand!

In Peterborough, many of the listings are still sailing over asking price. Last week we had the single highest percentage of solds go above asking (just over 45%). This past week, 7 of 22 houses went above asking or 31.8%. Total since Oct 24 that has gone above asking is 38.6%. This trend has not decreased during the fall market. If anything, the lack of inventory in Peterborough is creating a tighter demand.

In Peterborough County, the amount of sales over list has remained relatively steady. The over list sales are more specialized based on the commodity and less on price. This past week, 7 of the 38 sales went over asking (18.4%). Total since Oct 24 that has gone above asking is 20.4%.
