This Week in Real Estate – Peterborough – Volume 10

Well……the market is moving along at a pace that cannot keep up. I decided to give my weekly round-up a week off….so that I would have more City of Peterborough listings to be able to share with you! Let me explain. Two weeks ago, in the City of Peterborough proper, agents listed 23 homes for sale. By that Sunday night (Nov. 20th), there were only 6 of those listings remaining. 12 had been sold solid, 3 sold conditionally and 2 cancelled (1 of which came back on this week. Of those 6, three are houses, one condo, one multi-family and one hair styling business. In the County of Peterborough there was plenty of action – 52 listings of which 9 sold solid and 5 conditionally. The County encompasses so much area, for the purposes of this blog it also encompasses Lindsay, so no real surprise the numbers are always higher.

How about sale prices? Every week I have been reporting to you what price points are garnering the most attention as it pertains to holding offers or going over asking. The $200,000 to $250,000 price range still continues to generate the most over asking sales in the marketplace. Of the 39 listings that sold solid since November 14th, sixteen of them went over asking (41%). The shortage of inventory is what’s driving the increases in pricing.

If you only read and retain one piece of advice from this week’s column, please make it this: If you have any thought of putting your house on the market AND it is retail priced in and around $300,000 or less – PUT IT ON THE MARKET! There is so little to compete with in this price range, and, whatever there is to compete with is going very quick, many times holding offers and fielding multiple offers. If you do not believe me because I am new, I understand. But, do yourself a favour and at least ask me to send you the raw data. You will be surprised.

If you are looking to move up in this market and have a home to sell below $300K – I’m telling you don’t miss out. Look back historically through the past This Week in Real Estate editions that I have published. It will give you all the need to knows regarding the market as I have started to examine them since the beginning of September. Statistically speaking – the best performers for garnering over asking price, based on percentages of listings taken versus listings over asking is the $300K and down. And……the $300 to $400K price range has a lot of competition, generally skewed by homes in the west and north that have, in some cases, greatly increased values (on a percentage basis) due to excessively high over asking prices.
