This Week in Real Estate – Volume 11

University Heights all brick bungalow on a lovely lot in Peterborough`s North End. East/West exposure, lots of light, large driveway, double garage, two bedrooms up, finished on lower level, beautiful landscape, underground sprinkler system, it really shows well. Great neighbourhood close to Trent University, trails, Riverview Park and Zoo and the Otonabee River. Very well cared for bungalow, pre-inspected and ready for occupancy. $379,900.

Last week I mentioned to you that if you felt that your house was in and around the $300,000 or less price point that now was the time to sell. I backed it up with facts and showed you the results from last week check here, paragraph 2. This week the trend continued – nothing is staying on the market…everything in that price point is going! This past week 8 listings priced below $300K sold, six of them above asking. Of the six that sold above asking 1) they were all holding offers and 2) went (in order) $65,000 – 50,000 – 48,000 – 31,000 – 26,000 – 6,000.

If I cannot convince you to based on the point that over 60% of those homes are going over asking, please allow me to try and convince otherwise. December 2015 showed us there were 193 new listings brought to market and REALTORS sold 158 with a market inventory around 3.1 months. The following month in January, the number of units listed was nearly doubled Dec ’15 with 384 and 143 sold (15 less than December). What this tells us, if history is any indicator, is that January will see a ramp up of houses available – increased competition for your listing. Better to list, even if it is Christmas time, when inventory is lower than when the potential exists to have increased competition. Right?
